General Information

About the Camp: 65 families live at Water's Edge Camp. Homes are on one of the following streets: Bradley, Bresee, Burkhart, N. Center, S. Center, Crescent, Grace, Harwood, Kelly Ct., Scenic Drive, Starr Ct., Trailer Ave., and Woodland Drive. From it's earliest days of existence residents have been a vital part of the camp community.

Application for Prospective New Residents: An Application for New Camp Residents is required of anyone interested in becoming a resident at Water's Edge Camp. The application can be printed from the linked pdf file and turned into the camp office. It will take up to 3 weeks for approval by the camp board after receipt of an application.

Lease Requirements: Water's Edge Camp requires that anyone who purchases a home on a leased lot at the campgrounds must have been a member in good standing of The Church of the Nazarene for the past 12 months. This policy applies to long-term rentals as well. Leases are non-transferable and there is a $500 Administrative fee for setting up a lease, payable when lease is acquired.

Property Taxes/Cohoctah Township: Residents of the camp reside in the southwest corner of Cohoctah Township in Livingston County, Michigan. Residents pay local property tax on the value of their home to the Township. In addition, the camp is charged tax on the land that is leased to each homeowner. The camp passes these property tax charges on to the homeowner when tax statements are issued according to the allocation set by the Township for each home. This charge for the resident's portion of the property tax on their leased land is approximately $40-$160 per home each year and is subject to change as taxes vary in the years to come. Campground Utilities:

  • Sanitation - $9 per month. Provided by Alchins Sanitation
  • Utilities: Water and Maintenance - A community well water system serves these homes and roads are maintained by the campgrounds. Mike Boven of MMJ Waters serves as the camp's licensed water system operator. Presently full-time residents pay a $17 monthly maintenance fee and a flat $25 monthly water fee. Part-time residents or owners of vacant homes pay the same maintenance fee but receive a 50% discount on the flat water fee.

Utilities:
Homeowners have the responsibility for all expenses associated with maintaining all other utilities necessary for service to their own dwelling. The following public companies have provided their services to residents at the camp. Other companies not listed here may provide similar services.

Church Life: The following local Nazarene churches are located in the Livingston Zone, which is closest to the camp.
